The lender justifies that payments on both the down payment loan and the mortgage could be more than you can pay back each month. The amount of down payment determines the amount of mortgage you can get from the bank. The more down payment you have, the bigger the mortgage you can get. However, it would not be wise to borrow more than you can afford to pay once the interest and the closing cost have been added.
